February 2012 - Carwin publishes a paper that analyzes and forecasts housing recovery for the Phoenix metropolitan area. In summary the paper:
· Estimates that the Phoenix metropolitan area will absorb the distressed housing stock, including
the shadow / pending supply, by mid-2013.
· Forecasts that the Phoenix metro will experience an upward pressure on pricing and through 2012 the average selling price will continue to rise.
· Predicts improvement in new home market and permit activity by the end of 2013 as the existing home inventory listed for sale shrinks and prices normalize.
