Devonshire is a 1,000 acre master-planned community located in Forney, Texas, just twenty miles east of Dallas. Hunt Properties is the developer and builders include Highland Homes, Megatel Homes and
J Houston Homes. Devonshire is made-up of three Municipal Utility Districts (MUD’s), which means that they manage their own water, sewer and trash utilities, as it is located outside of specific city districts.
Hunt Properties needed a team of operators with single-family expertise to run the day-to-day builder operations, marketing programs, builder relationships, and oversee the MUD districts to ensure smooth and successful operations. They were able to tap the expertise of Carwin Advisors in all of these areas, while keeping Hunt’s overhead costs low.
The Carwin team was able to proactively reposition Devonshire in the quickly changing real estate market. Bret and team filled three builder positions, coordinated HOA management, provided architectural control oversight for homes built in the community and assisted in facilitating the first bond issuance for the MUD district and completed construction of the sewer infrastructure.
